Leasing Agent

Northbrooke - Parkville

The A&G Management Leasing Agent is the community’s sales representative whose primary duties are to greet resident & prospective residents, to present the features and benefits of the assigned property and properly secure lease agreements from qualified persons.  A Leasing Agent is very customer service oriented and strives to make residents feel welcomed and comfortable within their community. The Leasing Agent will contact person of authority should any situation warrant an action of decision included in his or her duties and responsibilities.  

 

POLICIES & PROCEDURES

Conduct all business in accordance with A&G Management policies and procedures as set forth by the COO and Owners; Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal & State Laws.

ADMINISTRATIVE/LEASING

Assist with office opening on time, condition of office, model apartment and show units.

Check and respond to calls on voice mail and email at least 3 times per day.

Maintain a positive customer service attitude.

Answer telephone calls and handle accordingly; whether the caller is a prospect, a service request, a resident, etc. Transfer calls to Assistant Manager or Property Manager when appropriate.

Follow up with e-leads in “Inside” within 24 hours. Send Thank You cards to visitors.

Schedule appointments for prospects.

Must be knowledgeable of all phases of leasing and resident retention.

Greet prospective resident, qualify, and determine needs and preferences. Complete a guest card. Input guest cards into “Inside”.

Show community to prospective resident. Explain benefits and features.  

Complete Application for Lease and process credit check. Property Manager must review to determine approval/denial.

Prepare lease agreement and move-in paperwork. Conduct lease signing with residents.

Process move-ins and move-outs.

Submit various reports to corporate on a weekly and monthly basis as necessary/required.

Type miscellaneous resident communication as needed.

Accepts service request form residents. Conduct service follow-up with percentage of residents when work is completed.

Enter Third party Rental insurance information into data base.

Assist with Processing Renewals.

File correspondence and completed service tickets after the Property Manager has reviewed.

Type Miscellaneous resident communication as needed.

Inventory office supplies on periodic basis, and report to Property Manager.

Prepare & maintain a file for each resident according to policy & procedure.

Adheres to work schedule including weekend and some holidays, as required to be available to current and feature residents.

 INSPECTIONS

Physically walk and inspect community when on grounds. Consistently ensure that the appearance and physical aspect of the property meet the Company and the Owners established standards (i.e. signage, grounds/curb appeal, offices, hallways laundry rooms, and overall condition of the property, etc.)

Assist with move-in/move-out, pre-move out and renewal inspections, etc. when needed.

Report parking violations to Property Manager.

MARKETING

Conduct weekly market survey, Shop competition and have knowledge of neighborhood market conditions.

Occasionally will be asked to complete outreach marketing.

Review A&G website every Tuesday, Report any errors to Property Manager and corporate immediately.

Develop ideas to attract prospective new resident and develop ideas for resident retention.

GENERAL

Attend meeting and any other meeting/seminars/functions pertaining to property management as required.

Perform any additional duties assigned by Assistant Manager, Property Manager or Regional Director of Sales & Leasing.

Complete required On-Line education courses.

Assist with resident community events.
