A&G Management is looking for a Weekend Leasing Agent. The A&G Management Weekend Leasing Agent is the community’s sales representative whose primary duties are to greet clients, to present the features and benefits of the assigned property and properly secure lease agreements from qualified persons. A Weekend Leasing Agent is very customer service oriented and strives to make residents feel welcome and comfortable within their community. The Weekend Leasing Agent will contact a person of authority should any situation warrant an action of decision included in his or her duties and responsibilities. Essential Functions Policies & Procedures

• Conduct all business in accordance with A&G Management policies and procedures as set forth by the COO and Owners; Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal & State Laws.

Administrative/Leasing

• Assist with opening the office on time, condition of office, model apartment and show units. Secure office, model & show units at the close of business.
• Check and respond to calls on answering machine and email at least three times per day.
• Maintain a positive customer service attitude.
• Answer telephone calls and handle accordingly; whether the caller is prospect, a service request, a resident, etc. Take detailed messages for calls that require follow up from the Assistant Manager or Property Manager.
• Follow up with e-leads in “Inside” within 24 hours. Send thank you cards to visitors.
• Schedule appointments for prospects.
• Must be knowledgeable of all phases of leasing and resident retention.
• Greet prospective residents, qualify, and determine needs and preferences. Complete a guest card. Input guest cards into “Inside”.
• Show community to prospective residents. Explain benefits and features.
• Fill out application for Lease and process credit check for prospects. Property Manager must review to determine approval/denial.
• Prepare prospect information folders.
• Submit weekend traffic report to Corporate.
• Accepts service requests from residents. Occasionally, will conduct service follow-up when work is completed.
• File correspondence and completed service tickets after the Property Manager has reviewed.
• Enter third party insurance information into database.

Inspections

• Physically inspect community when on grounds. Consistently ensure that the appearance and physical aspects of the property meet the Company and the Owners’ established standards (i.e. signage, grounds/curb appeal, offices, hallways, laundry rooms, and overall condition of the property, etc.).
• Inspect all show units to ensure that the appearance of the unit meets company standards for viewing by prospects; write any service tickets needed for these units (if any) and report findings to Property Manager.
• Report parking violations.

Marketing

• Conduct weekly market survey. Shop competition and have knowledge of neighborhood market conditions.
• Develop ideas to attract prospective new residents and develop ideas for resident retention.

General Responsibilities

• Perform any additional duties assigned by Leasing Agent, Assistant Manager, Property Manager, or Regional Director of Sales & Leasing.
• Complete required On-Line education courses.
• Assist with resident community events.

Qualifications

• Must have good verbal and written communication skills; pleasant attitude; organizational skills.
• 1-3 years of customer service experience

The Maintenance Porter is responsible for assisting the maintenance supervisor and the maintenance team in completing tasks that ensure the community meets safety, appearance, and operational standards established or senior mechanic. An employee of this experience level will be assigned to perform other tasks deemed appropriate by their supervisor. Essential Functions 1. Assist in maintaining the physical condition of the community. 2. Assist in upholding all company policies, goals, and values. 3. Learn and follow all company standards and procedures. 4. Report any issues or problems to immediate supervisor. 5. Participate in team meetings and company outings. 6. Take initiative in learning all aspects of property maintenance. 7. Keep a friendly and positive attitude. 8. Provide great customer service. 9. Promote good public relations with residents, co-workers, and company staff. 10. Perform emergency on call service when immediate supervisor feels appropriate. 11. Perform snow removal as directed by supervisor. 12. Be able to work independently and with others as part of a team. 13. Complete assigned tasks in a timely manner. 14. Follow safety procedures and A&G Management’s guidelines as stated in the Employee Handbook and the A&G Maintenance Manual. 15. Wipe up and clean vacant units before occupancy. 16. Clean up trash and litter from the grounds. 17. Touch up painting in hallways. 18. Distribute notices to doors and on bulletin boards. Qualifications · Must possess a valid MD driver’s license. · Maintain a safe running vehicle with proper insurance, tags, and registration. · Must provide own tools needed for job.
